1. Introduction

Welcome to Oruva (“we”, “our”, “us”). By accessing or using our website at oruva.lk and making a booking with us, you agree to be bound by these Terms & Conditions. Please read them carefully before proceeding with any reservation. If you do not agree to these terms, you should not use this website or make a booking.

2. About Us

Oruva is a boutique beachside villa located in Sri Lanka. We provide accommodation and hospitality services to guests. All bookings are subject to availability and these Terms & Conditions.

3. Reservations & Bookings

3.1 Booking Confirmation — A reservation is only confirmed once you receive a written confirmation from us via email. Acknowledgement of a booking request does not constitute a confirmed reservation.

3.2 Booking Details — You are responsible for ensuring that all guest details, check-in/check-out dates, and other information provided at the time of booking are accurate. We are not liable for any losses arising from incorrect information provided by you.

3.3 Minimum Stay — Certain dates and seasons may require a minimum stay. These requirements will be clearly communicated at the time of booking.

3.4 Age Requirement — The lead guest making the reservation must be at least 18 years of age.

4. Rates & Payment

4.1 Pricing — All rates are displayed in the currency indicated on the website and are subject to change without notice until a booking is confirmed.

4.2 Taxes & Fees — Quoted rates may or may not include applicable taxes (such as VAT and tourism levies). Any additional charges will be clearly stated prior to confirmation.

4.3 Deposit — A deposit may be required at the time of booking to secure your reservation. The required deposit amount will be communicated during the booking process.

4.4 Balance Payment — The remaining balance is typically due upon check-in unless otherwise specified in your booking confirmation.

4.5 Accepted Payment Methods — We accept payments via bank transfer, credit/debit card, and other methods stated at the time of booking. All payments must be made in the agreed currency.

5. Cancellation & Modification Policy

5.1 Cancellations by Guest — Cancellation policies vary by rate type and season. The applicable policy will be stated in your booking confirmation. The general policy is as follows:

5.2 Modifications — Requests to modify dates or guest numbers are subject to availability and may result in a rate adjustment. Please contact us as early as possible to request changes.

5.3 No-Shows — If you fail to arrive on your check-in date without prior notice, the full booking amount will be charged and no refund will be issued.

5.4 Cancellations by Oruva — In exceptional circumstances (e.g. force majeure, damage to the property), we reserve the right to cancel a reservation. In such cases, we will provide a full refund and endeavour to offer alternative arrangements where possible.

6. Check-In & Check-Out

6.3 Early check-in or late check-out may be available upon request and is subject to availability. Additional charges may apply.

6.4 A valid passport or national identity document is required at check-in for all guests.

7. Guest Conduct & Villa Rules

7.1 Guests are expected to treat the property and all staff with respect at all times.

7.2 The maximum occupancy of the villa must not be exceeded. Unauthorised additional guests are not permitted.

7.3 Parties, events, or gatherings beyond the registered guest count require prior written approval and may incur additional fees.

7.4 Smoking is not permitted inside any indoor areas of the villa. Designated outdoor smoking areas may be available.

7.5 Pets are not permitted unless explicitly agreed to in writing prior to arrival.

7.6 Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay. The cost of repair or replacement will be charged accordingly.

7.7 We reserve the right to request any guest to vacate the premises immediately, without refund, if their conduct is deemed disruptive, offensive, or in violation of these terms.

8. Liability

8.1 We take reasonable care to ensure the villa and its facilities are safe and well-maintained. However, we are not liable for:

  • Personal injury, illness, or death unless caused by our proven negligence.
  • Loss, theft, or damage to personal belongings during your stay.
  • Disruption caused by circumstances beyond our control (e.g. weather, power outages, third-party service failures).

8.2 Our total liability to you in connection with any booking shall not exceed the total amount paid by you for that booking.

9. Privacy & Data Protection

9.1 We collect and process personal data (including names, contact details, and payment information) for the purpose of managing your reservation and providing our services.

9.2 We do not sell or share your personal data with third parties except where necessary to fulfil your booking (e.g. payment processors) or where required by law.

9.3 By making a booking, you consent to us processing your data in accordance with our Privacy Policy, which is available on our website.

10. Intellectual Property

All content on oruva.lk, including text, images, logos, and design, is the property of Oruva and may not be reproduced, distributed, or used without our prior written permission.

11. Website Use

11.1 You agree to use this website only for lawful purposes and in a manner that does not infringe the rights of others.

11.2 We make reasonable efforts to ensure the accuracy of information on this website, but we do not guarantee that all content is error-free or up to date. We reserve the right to update or remove content at any time.

11.3 We are not responsible for the content of any third-party websites linked from oruva.lk.

12. Force Majeure

We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from causes beyond our reasonable control, including but not limited to natural disasters, government actions, pandemics, war, or civil unrest.

13. Governing Law & Disputes

These Terms & Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any disputes arising from these terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.

14. Amendments

We reserve the right to update or amend these Terms & Conditions at any time. The latest version will always be available on our website. Continued use of our website or services following any changes constitutes your acceptance of the updated terms.
